What We Do
After buyer and seller negotiate the terms of their deal and sign a sales contract, many tasks must be completed before they can officially close the deal (also applies when an owner is refinancing their home). As the title company coordinating the transaction's many elements, Tampa Family Title facilitates the process of getting buyer and seller to the settlement table by working closely with real estate professionals, brokers, lenders, insurers and others to ensure that the process goes smoothly.
Purpose
As your closing agent, Tampa Family Title acts as a third party to ensure that all provisions of the real estate sales contract are fulfilled; the seller has good and marketable title to convey to the purchaser; lenders instructions and conditions are met; all costs incident to the sale (e.g. required inspections, lender fees, escrow account contributions, title insurance premiums, loan payoffs, homeowner association dues, water bills, taxes of all types, etc.) are paid and/or prorated to the appropriate parties; and that sale proceeds are disbursed in accordance with the seller's directions and local laws.
Our Services
We work with buyers, sellers, real estate professionals, lenders, attorneys, surveyors, home inspection companies, builders, hazard insurance companies, and others to coordinate the many details and obtain the necessary documentation to close the sale or mortgage transaction.
We obtain a title search and title examination and prepare a title commitment specifying all documents required for closing.
We clear title problems and attempt to obtain corrective documentation to correct title defects.
We close the transaction (by obtaining all necessary signatures, notarizing the signed documents, collecting all moneys due and disbursing collected funds to the proper parties) and record the documents.
We follow up after closing by obtaining satisfactions of mortgages, judgments and liens which were paid off, and contacting the customer to ensure they have no further questions.
We issue the final title policies to protect the new homeowner and mortgage lender.
We will provide closing for exchanges of properties under Section §1031 of the Internal Revenue Code.

Owner Melissa Rabah has been in the industry since 1991 and has knowledge and experience in real estate, wholesale lending, retail lending, commercial lending, residential lending, foreclosure, bankruptcy, mortgage documentation and closing techniques.
